What to know before buying here
- The Sierra Nevada has the Línea Negra, a state-recognised perimeter of sacred sites that marks the ancestral territory of the indigenous peoples. It affects what can be done and where.
- There are national park areas and reserve zones with land-use restrictions. Not everything that looks beautiful can be built on.
- Water and power are not guaranteed on every property. Many estates in the area run on their own spring and on solar panels, as La Jorará does.
- Access changes in the wet season. A track you drive in January may need a 4x4 in October.
- On land plots, always check rights of way: in this region many properties are reached by crossing a neighbour's ground.
- Verify the title history and boundaries with a lawyer. It is obvious advice and still where people come unstuck.
Frequently asked questions
Do you work across all of Colombia?
No. We work where we have real knowledge of the ground: the Sierra Nevada de Santa Marta strip between Tayrona Park and Palomino, and the areas where we already operate. Beyond that we would rather say no than give an opinion on land we do not know.
Can I buy as a foreigner?
Yes. In Colombia foreigners can acquire property on terms very similar to nationals. What changes is the paperwork and the advice worth having, particularly for registration and for bringing currency into the country. We will point you in the right direction and connect you with the right people.
Can a property in the area be run as tourism?
It depends on the property, the zone and meeting the requirements of the national tourism registry. It is exactly what we have done since 2011, so we can tell you from experience what it involves before you buy.
What is the difference between seasonal and long-term rental?
Seasonal rental is quoted by night or week and is usually furnished, with the property ready to receive guests. Long-term is quoted monthly and signed with a rental contract. Both work in the region, and the choice depends on the property and on your plans.
